Purpose Of Inspections
Home inspection services are normally contracted by a potential purchaser of
a residential property with the purpose of determining the current condition
of that property. The purpose of a property survey (home inspection) is to
provide the client with information that reflects the condition of the
property on the day of the inspection. An inspection done for
pre-purchase, pre-sale, or maintenance provides information about
the home's various parts and systems. The report is written in everyday language and
provides valuable information and peace of mind for the client. The
report removes the mysteries and uncertainties of the property and
offer suggestions or solutions to many issues that are discovered during the inspection.
This information is
supplied by a qualified third party that has no interest in the property.
Home Inspection is a relatively new service that has become standard
practice in only the last 8 to 10 years. Prior to the existence and use of
home inspectors, most home inspection services were provided in a minimal
way by contractors in specific fields, such as air conditioning contractors,
plumbers, electricians, and general contractors. The problem with having
inspections performed by such contractors is that they are not normally
(trained or experienced) in the business of providing documentation as to
the condition all the components of the property and that they are there
looking for additional work.
In many cases, a foundation, roof, or mechanical system may, in fact,
function and may not require significant repair but may be in a poor
condition or display a need for increased maintenance that is not reflected
in the information provided by a specific trade inspection. In addition,
there is a significant benefit to hiring a (profession inspector who is
trained and experienced in providing information on all the complexities and
systems of a structure) single individual who can provide information on
many different systems. As a result of this need, property inspection
professionals began providing inspection services.
Objectives
The objective of an inspection is to provide a client
with third party impartial and relevant information about the condition
of the property they plan to buy, sell, or have a maintenance
inspection performed on and to:
- Provide information about the home's various parts and systems in everyday
language.
- Provide peace of mind for the client by receiving this information from
someone on their team.
- Remove the mysteries and uncertainties of the
property.
- Offer suggestions or solutions to any issues that arise during the
inspection.
- Assist in budgeting for repairs and maintenance.
